1. Introduction
StandScout Inc. ("Company," "we," "us," or "our") operates FirstLookIQ at firstlookiq.com and app.firstlookiq.com (the "Service"). This Privacy Policy describes how we collect, use, disclose, and protect your personal information when you use the Service.
The Service is available only to residents of the United States. If you are not a US resident, do not use the Service.
By using the Service, you consent to the practices described in this Privacy Policy. If you do not agree, please do not use the Service.
2. Information We Collect
Information you provide directly:
- Account information. Name, email address, phone number (optional), and ZIP code when you register or join our waitlist.
- Payment information. Credit card or payment method details processed through Stripe. We do not store your full card number on our servers.
- Communications. Any information you provide when contacting us via email or support channels.
Public records data. In the course of operating the Service, we process publicly available records that may include information about deceased individuals (such as probate filings, obituary records, and property transfer documents). This data is sourced exclusively from public government records and published notices. We process this data under the public records and legitimate business interest legal bases.
Information collected automatically:
- Usage data. Pages viewed, features used, and interactions within the dashboard.
- Device and browser information. Browser type, operating system, screen resolution, and device type.
- IP address. Used for security, fraud prevention, and approximate geographic location.
- Cookies. Essential cookies for authentication and session management. See Section 7 for details.
3. Information We Do Not Collect
We want to be clear about what we do not do:
- We do not track your browsing activity on other websites.
- We do not use third-party advertising cookies or retargeting pixels.
- We do not sell, rent, or trade your personal information to third parties for marketing purposes.
- We do not collect biometric data, social security numbers, or government IDs.
4. How We Use Your Information
We use the information we collect for the following purposes:
- Account management. To create and manage your account, authenticate your identity, and process your subscription.
- Service delivery. To deliver scored property leads via email digest and web dashboard according to your subscription and zone.
- Payment processing. To process subscription payments and manage billing through Stripe.
- Communication. To send transactional emails (account confirmations, password resets, billing receipts) and service-related notices.
- Analytics and improvement. To understand how the Service is used and improve features, performance, and reliability.
- Security. To detect and prevent fraud, abuse, and unauthorized access.
- Legal compliance. To comply with applicable laws, regulations, and legal processes.
5. Third-Party Services
We use the following third-party services that may process your information:
- Stripe (stripe.com) -- Payment processing. Stripe collects and processes payment information under their own privacy policy.
- Resend (resend.com) -- Email delivery for account notifications and lead digests.
- Cloudflare (cloudflare.com) -- Website hosting, CDN, and DDoS protection. Cloudflare may process request metadata (IP addresses, headers) as part of its service.
- Google Cloud Platform (cloud.google.com) -- Application hosting and database infrastructure.
- Google Analytics (analytics.google.com) -- Website usage analytics. You can opt out using the Google Analytics Opt-out Browser Add-on.
We do not share your personal information with third parties for their own marketing purposes.

6. Data Retention
- Active accounts. We retain your account information for as long as your account is active.
- Cancelled accounts. After cancellation, we retain your basic account information (name, email) for up to 12 months for billing records and legal compliance, then delete it.
- Waitlist data. If you joined the waitlist but never subscribed, we retain your information for up to 12 months, then delete it.
- Payment records. Transaction records are retained as required by tax and accounting regulations (typically 7 years).
- Usage logs. Anonymized usage analytics are retained indefinitely. Identifiable usage logs are retained for up to 90 days.
7. Cookies
We use a minimal set of cookies:
- Authentication cookies. Essential cookies to keep you logged in and maintain your session. These cannot be disabled without losing access to the dashboard.
- Analytics cookies. Google Analytics cookies to understand aggregate usage patterns. You can opt out as described in Section 5.
We do not use advertising cookies, social media tracking pixels, or cross-site tracking technologies.
8. Data Security
We implement industry-standard security measures to protect your information, including:
- Encryption in transit (TLS/HTTPS) for all data transmission.
- Encryption at rest for stored data.
- Access controls limiting employee access to personal information.
- Regular security reviews of infrastructure and code.
No method of transmission or storage is 100% secure. While we strive to protect your information, we cannot guarantee absolute security.
Breach notification. In the event of a data breach that affects your personal information, we will notify you and applicable regulatory authorities as required by applicable state breach notification laws.
9. Your Rights
Depending on your location, you may have the following rights regarding your personal information:
- Access. Request a copy of the personal information we hold about you.
- Correction. Request correction of inaccurate personal information.
- Deletion. Request deletion of your personal information, subject to legal retention requirements.
- Portability. Request your data in a portable, machine-readable format.
- Opt-out of email. Unsubscribe from marketing communications at any time using the link in any email. Transactional emails (billing, security alerts) cannot be opted out of while your account is active.

10. California Residents (CCPA)
If you are a California resident, you have additional rights under the California Consumer Privacy Act (CCPA):
- Right to know. You may request the categories and specific pieces of personal information we have collected about you.
- Right to delete. You may request deletion of your personal information.
- Right to opt out of sale. We do not sell your personal information. No opt-out is necessary.
- Non-discrimination. We will not discriminate against you for exercising your CCPA rights.

11. Do Not Sell or Share
We do not sell or share your personal information as defined under the CCPA/CPRA. If you wish to confirm this or submit a request, contact us at hello@standscout.com or use the link at the bottom of any page.
12. Children's Privacy
The Service is not directed at individuals under the age of 18. We do not knowingly collect personal information from children. If we learn that we have collected information from a child under 18, we will promptly delete it.
13. Changes to This Policy
We may update this Privacy Policy from time to time. If we make material changes, we will notify you by email or by posting a notice on the Service at least 30 days before the changes take effect. Your continued use of the Service after the effective date constitutes acceptance of the updated policy.
